Developers are looking to bring a Dogwood Social House to South County in a proposed Dogwood Commons plaza. The ºüÀêÊÓƵ County Planning Commission held a earlier this month at which Real Estate Partners X, LLC proposed a mixed development along South Lindbergh Boulevard.
George Stock, of Stock and Associates Consulting Engineers, Inc., told the board that they plan to redevelop and reposition what used to be a Weekends Only furniture store into a Dogwood Social House, and two levels of luxury vehicle, self-storage and retail space.
Along with the social house and storage space, Stock told the board there would be room for four to seven retail tenants in the building. Across the 394-space parking lot would be a two-restaurant shop and a bank or credit union.

Andy Patel, owner of Real Estate Partners X, LLC already owns four existing Dogwood Social Houses across Cape Girardeau, Mo., Ellisville, O’Fallon, Mo., and O’Fallon Ill.
These mixed-use entertainment hubs have bowling, mini golf, arcades, ax throwing, cornhole, darts and more. Dogwood Social House offers an American pub menu and self-serve draft beer walls. Televisions are scattered throughout the building to maximize sports viewing.
South County’s proposed Dogwood Social House would be over 28,000 square feet and include outdoor seating and up to eight outdoor pickleball courts. Hours would be Sunday through Thursday from 11 a.m. to midnight and Friday and Saturday from 11 a.m. to 1 a.m.
The entire section of land is over nine acres and located 6303 South Lindbergh Boulevard in Concord.
Todd Ostrom, president of the association representing the Concord Oaks subdivision behind the proposed development, shared concerns about noise from potential pickleball courts and outdoor bar activity.
“It doesn’t matter when they can play there or not, any time anybody is playing pickleball it’s going to make noise in our neighborhood,†Ostrom said. “Any pickleball courts would just be a complete disaster for our neighborhood.â€
Other commenters focused on the self-storage piece of the plan.
“Retail, very high risk. Bar business, super high risk. Any of those fail, it can all become storage. We already have plenty of storage,†Brian Daus said. “This could very well be in the next three to five years, one big storage building.â€
In response to the speakers’ comments, Stock said they would find an alternative to the pickleball courts if they’re not supported.
“Every business is risky. Retail, restaurant, they’re all risky,†Stock said. “We’re not asking for storage so that in four years we convert this building into storage. We never were 91,000-square-foot storage. We were Dogwood Social, [with] a storage component.â€
The commission will decide on a recommendation at its next executive meeting.
