Construction is underway in the Central West End on a 12-story luxury apartment tower for which plans were announced in late 2013.
Opus Group, of Minneapolis, said Wednesday the project, with AIG Global Real Estate as a partner, will be completed in late 2016. Previously, the developer had hoped to have construction well underway by now with completion set for this fall.
In any event, construction has begun at the northeast corner of Lindell Boulevard and Euclid Avenue.
“We’re thrilled to have the opportunity to offer a modern, upscale living option in the Central West End,†Joe Downs, senior director of real estate development for Opus Development Co., said in a statement. “The start of this project represents the culmination of a community effort in bringing this vision to fruition.â€
The tower will have 217 studio, one- and two-bedroom apartments as well as penthouses on the top two floors. Included in the approximately $68 million project will be a third-floor “amenity deck,†a fitness center, outdoor grilling space, guest suites and bike storage. Underground parking and street-level retail space also is part of the project.

Opus Development is the developer and Opus Design Build is the design-builder. Opus AE Group is the architect and structural engineer of record. Minneapolis-based ESG Architects provided conceptual design services.
Work is underway after Opus got through what can be an arduous approval process from the city. Because the site is in a city historic district, the city's Preservation Board had building design review. Opus needed board approval to demolish the two-story office building on the site.
Also weighing in on the project was the city’s Land Clearance for Redevelopment Authority, which approved 15 years of tax abatement for the project.
Opus had pushed projects at the intersection previously. In 2005, the developer proposed a 28-story condo tower on the site. That $92.6 million plan never got out of the ground.
